LOT 21
FOR SALE BY AUCTION
THURSDAY 29th JULY 2010
Range of 4 Grade II listed barns and stables arranged around a central courtyard in attractive village position. Potential for conversion to residential. About 0.50 acre.
These substantial and attractive Grade II Listed barns and stable believed to date from around 1800 are arranged around a central courtyard in an attractive village position with open outlook. Given their age they have been well preserved with the period construction intact and unspoilt. The barns are timber framed on rubble stone and brick plinths with weatherboard and galvanised iron external cladding and slated roofs. The former stable block is of cob construction on a dressed limestone and flint plinth with a slated roof. It is believed that the buildings which are of considerable height have potential for conversion to 3 residential units with one barn being used for parking and storage. Some informal discussions on these possibilities have taken place with the
planning authorities and copies of the correspondence and relevant plans can be obtained from the Auctioneers.
The buildings comprise:
Granary Barn: 63' x 25' (19.20 x 7.62)
To the side of this barn is an Undercroft 26'6 x 15' (8.08 x 4.57) and to the front a brick and slate lean-to Store: 24' x 18' (7.32 x 5.49)
Threshing Barn: 48' x 23'3 (14.63 x 7.09) with part boarded floor.
Dairy Barn: 62' x 25' (18.90 x 7.62)
Stable: 60' x 17' (18.29 x 5.18) with loft over.
There are power and lighting points to the Granary Barn and the remaining buildings have lighting points. The existing total floor area of the barns and stable is about
6100sqft (567sqm).
Outside there are some amenity areas to the rear of the Granary and Threshing Barns and the Stable. There is a central courtyard and a separate access from the village road. The area of the land and buildings is shown coloured blue for identification purposes only on plan and extends in all to ABOUT 0.50 ACRE.
It is believed that the main services of water and electricity are available on site or nearby but it is the responsibility of prospective purchasers to satisfy themselves as to the availability and suitability of such services by making all necessary enquiries of the relevant statutory authorities. Drainage will be to a septic tank or similar.
